What should a commercial cleaning scope of work include?
A clear scope lists each area (restrooms, offices, breakrooms, lobbies, floors), the tasks in each area and the frequency of every task: nightly, weekly, monthly or quarterly. It also states who supplies paper products and liners, how the crew enters and secures the building, and how issues are reported and corrected. If a task is not written down, assume it is not included.
How do I compare commercial cleaning quotes fairly?
Compare scopes, not totals. Line up the tasks, frequencies and estimated labor hours for each bid. A much lower price usually means fewer hours on site or fewer tasks. Also ask each company for a certificate of insurance, how they inspect their own work and who your direct contact will be.
How long does it take to clean an office?
Routine office cleaning commonly runs between about 2,000 and 4,000 square feet per hour, depending on how open the space is, the number of restrooms and breakrooms, and the floor types. Restrooms, kitchens and dense private offices take the most time per square foot. This is why a walkthrough gives a far more accurate price than square footage alone.
What is the difference between daily and periodic cleaning tasks?
Daily tasks keep the building usable: trash, restrooms, breakrooms, touchpoints and spot cleaning floors. Periodic tasks restore it: high dusting, vents, baseboards, carpet extraction, floor scrubbing and refinishing, and interior glass. A building that only gets daily tasks slowly looks dull even when it is technically clean.
What is the difference between cleaning, sanitizing and disinfecting?
Cleaning removes dirt and many germs from a surface. Sanitizing lowers the number of bacteria to a safer level, which matters most on food contact surfaces. Disinfecting uses an EPA registered disinfectant to kill the germs listed on its label, and it only works on a surface that has been cleaned first.
What is dwell time and why does it matter?
Dwell time, also called contact time, is how long a disinfectant must stay wet on a surface to kill the germs on its label. It can range from under a minute to ten minutes depending on the product. Spraying and wiping right away usually does not disinfect, so crews should know the dwell time of every product they use.
Why do professional cleaners use color coded microfiber cloths?
Color coding keeps cloths from restrooms away from desks and kitchens. A common system uses one color for toilets and urinals, another for restroom sinks and fixtures, another for general surfaces and another for food areas. It is one of the simplest ways to prevent cross contamination in offices and clinics.
How can we keep floors cleaner between cleaning visits?
Most soil in a building is tracked in on shoes. Walk off matting at each entrance, ideally 10 to 15 feet of it, catches much of that grit before it reaches carpet and hard floors. Keeping mats clean and replacing worn ones protects floor finish and extends the time between deep floor work.
Who should supply toilet paper, paper towels, soap and trash liners?
Either arrangement works. Some buildings buy consumables in bulk and have the crew restock them, and others have the cleaning company supply and bill them. Whatever you choose, write it into the scope so no restroom runs out.

How often should a home be professionally cleaned?
Weekly cleaning suits busy households with kids or pets. Every two weeks is the most common choice and keeps a home consistently clean. Monthly cleaning works for smaller homes or people who keep up between visits. Most first visits should be a deep clean, followed by the recurring schedule.
How should I prepare my home before the cleaners arrive?
Pick up clothes, toys and paperwork so surfaces can be reached, put away valuables and anything fragile, and let us know about pets and alarm codes. Point out delicate surfaces such as natural stone, unsealed wood or antiques so the right products are used.
What should never be used on marble, granite or quartz countertops?
Marble and limestone etch when they touch acids such as vinegar, lemon or many bathroom cleaners. Granite and quartz are tougher, but harsh or acidic cleaners can wear down sealers and finishes over time. A pH neutral cleaner made for stone is the safe choice for all of them.
How do you remove hard water spots from glass shower doors?
Hard water spots are mineral deposits left when water evaporates. They come off with a mild descaling product and a non scratch pad, followed by a full rinse and dry. A quick squeegee after each shower is the best way to keep them from building up again.
What does a move out cleaning include?
A move out clean covers the empty home top to bottom: inside cabinets, drawers and closets, inside the oven, fridge and microwave, baseboards, doors, light switches, blinds, windows and all floors. In California, a landlord may deduct cleaning costs from a deposit only to return the unit to the level of cleanliness it had at move in, so a thorough move out clean protects your deposit. Post construction cleaning questions
Post construction cleaning is a project service, not a single visit. It is planned in phases around the construction schedule so the building is clean for inspection, the walkthrough and move in.
Why is construction dust so hard to clean?
Drywall sanding produces extremely fine gypsum dust that floats and keeps settling for days, and concrete cutting adds fine silica dust. It coats ledges, vents, fixtures, cabinet interiors and every horizontal surface. Removing it takes HEPA filtered vacuums, damp wiping and more than one pass, which is why a final clean is usually followed by a touch up clean.
Should HVAC filters be changed after construction?
Yes. Running the HVAC system during construction pulls dust into the filters and ductwork. Filters should be replaced before the final clean, otherwise the system blows dust back onto freshly cleaned surfaces. Many projects also schedule duct cleaning before turnover.
When should the final clean be scheduled?
Schedule the final clean after every trade has finished working inside, including flooring and painting touch ups, and before the final inspection or owner walkthrough. Leave time for a touch up clean after punch list work, because those last repairs always create new dust.
How do you remove paint, stickers and adhesive from new windows without scratching them?
Glass is cleaned wet, labels and adhesive are softened first, and paint is lifted with the right blade held at a low angle. Some glass, including many tempered and coated panes, can scratch easily, so test areas are checked first and plastic blades or chemical removal are used where needed. Window frames and tracks are vacuumed before they are wiped.
Can new VCT flooring be waxed right away?
Usually not. New vinyl tile needs time for the adhesive to cure before it is wet scrubbed or finished, and the flooring manufacturer specifies how long to wait, often several days. After that, the floor gets an initial scrub to remove factory coating and job site residue, then multiple coats of finish.
What is the difference between a rough clean and a final clean?
A rough clean happens during construction, after heavy trades. It removes debris, packaging and loose dust so finish trades can work. A final clean happens at the end and details everything: fixtures, cabinets inside and out, glass, vents, appliances and floors, to a move in standard.
What should the general contractor provide for post construction cleaning?
Working power, water and lighting, access to a dumpster for debris, the project schedule and the punch list timing. Bulk construction debris and trade waste are normally removed by the contractor. The cleaning crew handles dust, packaging, labels and detail cleaning.
Floors, carpet and specialty cleaning questions
Floors and carpet are the largest surfaces in most buildings, and the right maintenance schedule costs far less than replacing them.
How can I tell if my VCT floor needs a strip and wax or just a scrub and recoat?
If the floor is dull but the finish is intact, a scrub and recoat restores the shine. If the finish is worn through in traffic lanes, yellowed or full of embedded dirt, it needs a full strip down to the tile and new coats of finish.
What does burnishing do to a floor?
Burnishing uses a high speed machine to polish the floor finish, which hardens the surface and brings back the gloss. It is done between scrub and recoats on high traffic floors such as hallways, lobbies and retail aisles.
Why does carpet sometimes get dirty again soon after cleaning?
Usually because cleaning residue was left in the fibers, and sticky residue attracts soil. Proper extraction rinses the carpet and pulls the solution back out. Fast drying and regular vacuuming afterward also help carpet stay clean longer.
Is pressure washing safe for every exterior surface?
No. Concrete handles higher pressure well, but painted surfaces, wood, stucco and some pavers can be damaged. Those surfaces are cleaned with lower pressure or soft washing and the right detergent.
